The formula for a good film is not complicated—either bring a fresh story or execute a familiar one with emotional precision. 3BHK manages the latter well. It takes a story we’ve seen before—a middle-class family’s long-held dream of owning a house—and delivers it with a solid cast and a reasonably engaging screenplay. For that, Mangoidiots gives it a Ripe.

R Sarathkumar plays Vasudevan, an accountant in a small manufacturing company. His wife, played by Devayani, and their two school-going children, portrayed by Siddharth and Meetha Raghunath, live in a rented home. They dream of owning a flat of their own. Year after year, they save money, only to have something derail their plans. Time passes, the children grow up, and get married. Whether their dream finally becomes reality forms the core of the film.

While the director, Sri Ganesh seems a bit unsure whether to centre the story around Sarathkumar or Siddharth, I felt it was clearly Sarathkumar who stood out. His calm and composed performance brought depth to the role. Siddharth surprisingly convinces us as a schoolboy, and that amazes me. Meetha Raghunath was excellent as the younger child—her portrayal of a bold, self-respecting woman was the highlight for me. Especially how she deals with her in-laws is commendable. If more women handled difficult situations like her character does, many marital issues could be avoided. Devayani has a limited role, and there’s not much to say there. Yogi Babu, Subbu Panchu, Vivek Prasanna, and Thalaivasal Vijay make fleeting appearances.

The dialogues are crisp and effective, keeping us engaged. I also appreciated the level of detail in the characterisation and settings. There are no villains here, and with only one brief fight scene (if I recall right), the film stays grounded, focusing on the emotional journey rather than distractions.

The only let-down was the climax—it arrives too quickly and feels a bit too neat. For a film that takes its time all through, the resolution needed a more gradual build-up. A little more care there, and this could’ve been a memorable one.
